The registering guest must submit a copy of their drivers license or other government issued ID. Then we'll send you the unlock code for your condo for self check-in.

Welcome to our place! We have some rules to make sure everyone has a great stay. Please take a look:

Age Requirements:

- Only the Registering Guest must be at least 22 years old and staying as a guest.
- No 3rd party bookings (no, sorry, your mom can't book for you).
- Children are more than welcome, but no unaccompanied minors.

Fire Safety:

- Smoking can be done near the fire ring or a similar distance from the house as long as it doesn't waft into any condos.
- The fire ring behind the house is for our guests only. (The one beside the motel building or other large house is not ours to use, guests are NOT permitted there.)
- STRICT HOA RULE - No smoking or vaping or candle or incense burning in the condo or porch. If you break this rule, you will be required to leave IMMEDIATELY and pay a $200 additional cleaning fee. So, please don't smoke in any prohibited areas. It'll be a bummer for us both!

Lake Access:

- Enjoy the lake views, but there is no guest access directly to the lake from the property. Many public beaches in the area. Just ask and we'll tell you about a few.
- Docks are privately owned, and guest use is NOT permitted.
- Guests must agree that if found trespassing on docks, they will face immediate eviction with no refund.

Pets Policy:

- No pets, unfortunately, even the cutest, sweetest ones. So sorry!

Other Rules:

- No prior negative reviews.
- All check-ins or check-outs on US federal holidays MUST have prior approval.
- Quiet time after 10 pm, but you can check-in later, no problem.
- Illegal activity prohibited on premises, including smoking marijuana which is still illegal in NH.
- Only registered guests allowed on premises.
- Leave the kitchen as you found it to help us keep cleaning costs down for everyone. Housekeeper will charge extra if they have to do dishes and clean kitchen so you must agree to reimburse us if that happens.
- Maximum stay: 9 days (longer stays are considered for contract workers only ie visiting nurses).

Parking:

- We may have space for 1 vehicle or 2 motorcycles. We may have add'l space if needed so just check with us ahead of time. We want to make sure you have a great stay!
- No trailer parking without prior authorization. Again, we just need to make sure there's going to be enough room for everyone.

Guest access

Smartlock allows for enhanced security and self check-in.

Additional notes

Guest do not have direct access to the Lake or privately owned docks on the condo association's property, sorry.

This is one of 3 side-by-side units in this building. The yard and deck is not fancy but functional. The yard behind the house is on a bit of a hill. There's a fire pit and seating so you can enjoy the views and hangout there.

This is the only unit currently renovated and available for rent in this building. No other renovations will be going on until Fall 2023. Owners may occasionally stay in other unit but that's rare.

We will be able to lend a hand in the event you need assistance. You will be provided contact information for us so that you can reach us via text or phone call. Our phone numbers are also listed on the front door lock.

Neighborhood overview

Privately owned condo unit on Lake Winnisquam in Lynnmere Condominiums.

Convenience stores 1 mi away in either direction. Firewood available at those locations too.

Approximate time to nearby attractions (depending upon traffic):
* Bank of New Hampshire Pavilion - 15-20 minutes
* Weirs Beach - 15-20 minutes
* Tilton Outlet Mall - 5-10 minutes
* New Hampshire Motor Speedway - 20-25 minutes
* Funspot Arcade - 20 minutes (One of the largest, long-running arcade for classic games plus bowling, bingo, indoor/outdoor mini-golf)
* Highland Mountain Bike Park - 15 minutes (Lift-access mountain bike park with cross-country trails, an indoor training center & a bag jump)

We are about 1 mile from the well-known Winnisquam Bridge aka Mosquito Bridge.
