Thank you for your interest in our place! We want to make sure you have a great time and feel comfortable with our house rules, including those set by the condo association. Before making a booking request, please confirm that you've read and agree to comply with the house rules.

Here are the important details:

No check-ins or check-outs on Saturdays or US federal holidays without prior approval.


Each adult guest must complete an online pre-arrival form/questionnaire before check-in. Upon completion, you'll receive an unlock code for the property.

No smoking, vaping, or burning candles or incense in the condo or on the screened porch. This is a strict rule, and neighbors will report any violations. Offenders will be required to leave immediately, pay a $200 fine to the HOA and cover an additional cleaning fee (approximately $100). Let's keep it smoke-free for everyone's enjoyment!

The registering guest must be at least 22 years old, and no third-party bookings are allowed. Children are welcome, but unaccompanied minors are not permitted.

Quiet time is after 10 PM (but you may check-in anytime after 2pm)

Business activities and illegal activities are prohibited on the premises, including smoking recreational marijuana.

Unfortunately, no pets are allowed due to HOA rules, except for legally qualified service animals. Please submit a copy of the service certification registration, ensure the animal wears a service vest, and use designated pet areas.

It's not safe to walk out onto the ice from our property during winter. Ice fishing is available nearby.

No trailer parking or fishing from the association's waterfront.

Only registered guests are allowed on the premises, with a maximum stay of 8 days. Longer stays are considered for contract workers, such as visiting nurses.

We cannot rent or lend kayaks, canoes, or boats due to insurance. You can check out Winnisquam Marine for rentals.

Due to space limitations, only 2 vehicles is allowed, but exceptions may be possible based on condo vacancy. Please ask before bringing another vehicle and avoid moving cones or using spaces with cones.

Each condo is equipped with a Minut environmental monitor, which does not record audio or video. It detects temperature, humidity, decibel levels, and motion and may send an alert in case of issues.
