We are concerned for our guests' well-being & ours. We are monitoring and complying with NH Governor orders. There are no State mandated lodging requirements for guests at this time.

All adults are required to complete an online questionnaire and agree to the house rules a few days before arrival.

Our Governor has lifted the mandatory mask requirement but we encourage you to take appropriate health precautions as we do.

Please confirm you have read and agree to comply with the house rules when placing booking request.

- STRICT HOA RULE. No Smoking or Vaping or Candle or Incense burning in Condo or Screened Porch. Neighbors will report and you will be required to leave IMMEDIATELY and pay $200 HOA FINE which we must pass along to the offending guest. There will also be an add'l cleaning fee (approx $100). So, please just don't smoke in any prohibited areas because that will be a bummer for us both.

-Registering Guest must be at least 22 years old and must be guest of room; no unaccompanied minors.

-Guests must be "verified" Airbnb guest. (It's easy! Just upload pic of photo ID in your Airbnb profile)

-NO check-ins or check-outs on US federal holidays UNLESS given prior approval. Please send inquiry first.

-Quiet time after 10pm

-Business activities and illegal activity prohibited on premises .

- No pets even the cutest, sweetest ones. Unfortunately, it's an HOA rule so not something I can negotiate on. Sorry!
Exception: legally qualified service animals. Submit copy of service certification registration, animal must wear service vest, animal must be attended at all times, designated pet areas must be used for pottying.

- WINTER: it is unsafe and therefore PROHIBITED to walk out into the ice from our property. There is an 'under ice' stream that runs through the lake and past our property. So the ice may be dangerously and misleadingly thin even when it looks safe. There are many safe places to enter and ice fish nearby though.

- no trailer parking

- no fishing

- only registered guests allowed in premises

- maximum stay: 8 days

- 1 vehicle allowed due to space limitations but there are exceptions based upon the vacancy level at the condos. So, PLEASE ASK if you want to bring a 2nd vehicle.

- Minut environmental monitor is in each condo. It DOES NOT record audio or video. It is only a sensor that detects temperature, humidity, decibel levels and motion detector then displays levels or occurrences on a graph. It may send me an alert if there's a problem, such as a loud smoke alarm type sound going off or the temperature drops too low, etc. It can also detect # of devices on premises for "crowd detection" but I don't use that function since it might pickup devices in neighboring condos.
